Pre-Purchase Property Inspections
At Sapphire Coast Property Inspections, we offer a complete property inspection service for clients wishing to purchase either residential dwellings or commercial premises.
Our reports are produced in accordance with AS 4349.1 and provide a comprehensive assessment for potential purchasers.
We leave no stone unturned and provide thorough inspections of the roof top, the roof space, the interior and exterior of the dwelling and the entirety of the subfloor to provide peace of mind for our clients.
Our inspectors have sound knowledge of the Sapphire Coast area and varied building techniques. We are in regular contact with local real estate agents, solicitors and tradesman and are happy to co-ordinate and liaise with such professionals to streamline your purchase.
We also work in conjunction with local Pest Inspection Services to provide Pest Inspection reports in accordance with AS 4349.3\. Termite infestation is often observed in the local area and inspection by a qualified technician is generally strongly recommended prior to the purchase of a dwelling.

Council File Inspections
Sapphire Coast Property Inspections offer a unique service, included in the price of a pre-purchase property inspection report.
To ensure our clients are purchasing a property free from Council encumbrances and that the dwelling/premises is constructed according to plan, our inspector will view the property file for at the relevant local Council offices.
A separate report is issued on the status of the dwelling in relation to the associated building file detailing relevant Building Permits, Development Applications, Final Occupation Certificates and unapproved works.
Home Owners Warranty Insurance Reports
To obtain Home Owners Warranty Insurance, all owner builders who choose to sell their property’s within six years of completion will require a Home Owners Warranty Insurance Report.
This report details the current condition of the dwelling and is used to satisfy insurance company’s that there are no significant defects affecting the property at the time of sale.
The insurance company uses the report as it’s “eyes and ears” and will then issue the Home Owners Warranty Insurance to the current home owner as it sees fit.
